Money Laundering, right to rent and referencing
Where an offer is accepted, the prospective tenant(s) will be required to confirm their identity and the right to rent by law. We will need to see your driving licence or passport along with recent utility bills to confirm your residence. You will also be subject to reference checks and the landlord's approval and a contract.

Selection is not on a first come, first served basis and the Landlord will decide which tenant(s) they choose to let the property to. Agency Fees Apply


A Holding Deposit may be incurred to a max one week's rent.
First months rent in advance.
Tenancy Deposit up to a maximum equivalent to 5 weeks rent.
Early termination (when requested by the tenant) may incur a charge not exceeding the financial loss experienced by the Landlord.
Late Rent interest charged at 3% above Bank of England base rate when rent is more than 14 days late.
Lost key or security devices equivalent to cost of the loss incurred.

Tenant Protection

You will need to earn a net annual income equal to or greater than 2.5 times the annual rent amount (5 times if this is for a room in a shared house of multiple occupation). If the criteria is not met a guarantor may be required. All tenant(s) and guarantors’ will be required to sign the tenancy agreement prior to the commencement of the tenancy. Applications may be rejected legally by the landlord or the Agent acting on their behalf.
